Wednesday, November 13, 2024 9 AM to Noon - Lecture Hall
Annual Meeting and Elections followed by speaker Chad M. Gallacher
with updates to newly passed AZ State Laws that will
affect both Planned and Condo Communities.
Chad
M. Gallacher is a shareholder at Maxwell & Morgan, P.C. and
oversees the firm's appellate practice and client education services
will be our speaker updating us on the new laws passed this year and
became effective on September 14, 2024.. He has dedicated his
practice to advising and representing community associations since
2007. He oversees the Firm's appellate practice and successfully
defended an appeal in the case of Laveen Meadows v. Mejia, which
resulted in a published decision from the Arizona Court of Appeals in
May of 2020. He has extensive experience serving as general counsel for
community associations.
Chad is actively involved with
community association trade organizations and served on the Education
Committee for AACM (Arizona Association of community Managers) from
2013 to 2020. He routinely teaches classes to community mangers
and Board Members. Chad was recently inducted into the College of
community Association Lawyers, an elite group of approximately 175 of
the top HOA attorneys out of nearly 4,000 that practice HOA law across
the nation.
Chad earned his Juris Doctor from Creighton
University School of Law in 2007, where he graduated cum laude. Prior
to attending Creighton University School of Law, Chad earned a Bachelor
of Arts Degree from Brigham Young University.

Nunez is the Operations Director, Central
Division for EPCOR Utilities in Arizona. He has 40 years of extensive
experience in the operation, maintenance and management of multiple
water/wastewater systems and treatment facilities of various sizes and
complexities. In his current role with EPCOR he is responsible
for all aspects of the water, wastewater and non-potable facilities and systems
within the Sun City, Sun City West, Agua Fria and Northeast Agua Fria Water and
Wastewater Districts along with the Luke 303 Wastewater District. In his career
he has held similar roles and responsibilities with the City of Scottsdale and
City of Phoenix and is the current President Elect of the AZ Water Association
which is the premier water and wastewater non-profit trade organization in
Arizona.

2. Arizona Jones from Arizona Pest Experts and Daniel Baiza from Sunscape Landscape. Arizona Jones will
explain those pesky critters that live in SCW including
termites and how to remove them, common rodents such as
Pocket Gophers, Roof Rats, mice and how to control
them, and pigeons, especially those that roost under solar
panels. He will focus on proactive measures to prevent damage and reduce costs.
Daniel Baiza will answer questions about landscaping and irrigation. He is the owner of Sunscape Landscape, a
Landscape Design Landscaping and Landscaper Service Company experienced in design planting, irrigation and
maintenance. They do it all!
3. Deputy Johnathon Sanchez, Maricopa County Sheriff's District III Community Outreach Department
Liaison. Deputy Sanchez has been employed in the Maricopa County Sheriff's Office for 10 years, 7 years as a
Detention Officer and 3 years as a Deputy Sheriff.
He will provide information about the Maricopa County Sheriff's
Office District III Patrol Operations and address the
crime statistics for Sun City West. He will also answer your
questions about the Sheriff's Office.
